The adaptive strategy for managing the competitive potential of the architectural and construction company was not investigated at the level of a separate study. The purpose of the study is to determine the nature and characteristics of an adaptive strategy for managing the competitive potential of an architectural and construction company. The process of forming the competitive potential of the company as a comprehensive strategy of actions aimed at achieving competitive advantages over a certain period of time is considered. The strategies of growing, stabilising, surviving and adapting are analysed. The principles, functions and stages of operation of the adaptive management system are the subject of the article. According to the authors, an adaptive strategy for managing the competitive potential of architectural and construction companies is an approach aimed at continuously adapting the company’s management strategies to the changing internal and external environment in which it operates. This approach implies flexibility and readiness for rapid response to changes in market conditions, technologies, competition, legislation and other aspects of activity. It has established that a flexible organisational structure, staff competence and continuous improvement of products and services are the components of the adaptive strategy methodological triangle. Using such a methodological triangle allows architectural and construction organisations to be flexible and adaptable to changes in the competitive environment, to adapt quickly to new conditions and to maintain their competitiveness. According to the authors, the characteristics of the adaptive strategy for managing the competitive potential of architectural and construction companies include the following aspects: intellectual capital of companies in the field; ensuring the uniqueness of products in a particular market segment; pricing; ensuring the quality of products and services; availability of financial resources; information and innovation activities; introduction of resource-saving technologies in a construction company; use of innovative approaches to the design, construction and operation of buildings. The results of the study can be used in the process of formation and implementation of adaptive strategies for managing the competitive potential of the architectural and construction company. The relevance of the topic is that the ability to manage conflict situations is a key success factor in the construction industry, where disputes between contractors and clients are common. The authors identify the main types of conflict that managers of architectural and construction companies may face, including conflicts over changes to project documentation, delays in completing work, problems with the quality of materials or workmanship, misunderstandings about the budget, communication barriers and differing expectations. These situations can significantly affect the financial performance of the organisation, the project schedule and the internal atmosphere within the team. The authors propose a structured algorithm consisting of six stages to resolve such conflicts: 1) Conflict identification – assessment of the situation, identification of the causes of the conflict and gathering of information from all parties. 2) Situation analysis – identification of the main interests and needs of the client, assessment of the possible consequences of the conflict. 3) Communication – organisation of a meeting with the client, use of active listening to identify emotions and needs. 4) Finding and choosing optimal solutions – generating problem-solving options with the client, assessing opportunities and compromise solutions. 5) Solution implementation – development of an action plan for the implementation of the agreed solution, identification of responsible people and deadlines. 6) Monitoring, evaluation and documentation – systematic monitoring of the implementation of the solution, assessing customer satisfaction, recording all discussions and decisions. The authors emphasise that the application of this algorithm can lead to an increase in customer satisfaction, a guarantee of timely project implementation and an improvement in the financial performance of the company. Furthermore, effective conflict management helps build positive internal team communication. The study also highlights the importance of developing the competencies and applied skills needed for conflict resolution, such as active listening, negotiation, emotional intelligence and stress management. These are critical to making the proposed algorithm work. Overall, this study offers a comprehensive approach to client conflict management that can be used by architectural and construction managers to improve their efficiency and competitive position in the marketplace. It is an approach that focuses on balanced development, taking into account the needs of the present without compromising the needs of future generations. At the economic level, sustainable construction contributes to the creation of efficient and energy-saving buildings, which helps to reduce heating and cooling costs. It also reduces the impact of construction on financial resources through the use of more cost-effective materials and technologies. This research aims at identifying theoretical concepts and practical ways of economic, environmental and construction development of architectural and economic concept of low-rise buildings for achieving economic stability and sustainable development of the country. In order to create the concept of sustainable development, it is recommended to base it on the circular economy model. This model provides for the reuse of materials. The unacceptability of using materials that cannot be reused is the main principle of this model. This means that, without producing waste or polluting the environment, resources should be used efficiently and in a circular manner. It should be noted that the cost of building houses and apartments in this type of development needs to be identified in detail when analysing the cost of low-rise development. The cost of developing infrastructure such as engineering and transport, and the cost of maintaining engineering networks and transport communications must also be considered. In general, the feasibility study also includes the cost of land and legal regulation. According to the authors, maximum economic efficiency can be achieved by concentrating on developing two to four-storeyed buildings. In low-rise residential buildings, there are two ways to save energy. Firstly, by reducing energy consumption from external sources through the installation of autonomous or local technical systems. Secondly, by using energy-efficient buildings that use alternative energy sources, energy savings can be achieved. One of the key concepts of modern housing is considered to be the active house. This means that modern economic concepts need to be applied. For example, the principle of “zero waste” and the model of a circular economy based on this principle require that the generation of waste be reduced or avoided as much as possible. In the case of old buildings, the principle of zero waste means that these buildings should be easy to dismantle without generating a significant amount of waste. One of the possible uses of these materials is to create new building materials or to produce other goods. The conclusions show that economic resilience, sustainable development and improved quality of life in the country can be achieved by using the architectural and economic concept of low-rise buildings. The study identifies the economic advantages and possible challenges of using this methodological conception in modern urban planning. The authors examine in detail the key principles of adaptability, such as: the city as a living organism; flexibility and multifunctionality; renewability and interaction with the environment. This provides a deeper understanding of the conception of adaptability in architecture and its ability to respond dynamically to changing human and environmental needs. A thorough study of the economic benefits of adaptive architecture has been undertaken. Reduced running costs, extended building life, increased rental income and reduced disposal costs are some of the significant benefits highlighted in the article. This demonstrates the significant economic potential of this approach. It also demonstrates its ability to ensure long-term efficiency and relevance. Furthermore, the study identifies and analyses in detail the potential economic challenges that may arise. Key difficulties are identified, such as high up-front costs, the need for specialist skills and the uncertainty of future changes. This makes it possible to provide a comprehensive assessment of the economic risks and challenges that may be faced in the use of an adaptive architecture. A comprehensive set of recommendations aimed at optimising costs, developing human resources, increasing the predictability of change, introducing innovation and strengthening collaboration with stakeholders are developed to address these challenges. These practical tools provide effective ways to ensure the successful implementation of adaptive projects. Overall, the study shows that provided existing economic challenges are fully addressed, adaptive architecture has significant potential to create more sustainable, efficient and resilient urban spaces. Customer focus in this industry is key to success, as consumers are looking for a personalized approach, quality services, and a positive communication experience. It is important to remember that a customer-focused approach in the construction business involves attention to customer requirements and establishing partnerships, which contributes to meeting customers’ needs and the successful implementation of projects. It is defined that the successful implementation of a customer-focused strategy in the business activities of enterprises in the architecture and construction area requires careful consideration of several key elements. Understanding customer needs and preferences, building a customer-focused culture, training employees to interact with customers, motivating the staff, and diagnosing the efficiency of customer-focused strategies are key to achieving success in this sphere. These elements help companies not only meet the needs of customers but also create long-term and mutually beneficial relationships with them. Taking these aspects into account helps to improve the level of service, increase customer satisfaction and increase the company’s competitiveness in the market. Therefore, it is important that businesses work carefully and systematically on these elements for the successful implementation of a customer-focused strategy. The main aspects of customer focus are considered, models and methodologies that help enterprises to interact with customers, taking into account their needs and expectations, are presented. The team of authors highlights the step-by-step process of developing customer focus, as well as the methodology of «Managing business processes of customer focus» as the key to the successful operation of enterprises in the architecture and construction industry. The SERVQUAL model for assessing the quality of services and the use of the NPS index to measure the level of customer loyalty are also considered. The conclusions state that customer focus contributes to the development of long-term relationships with customers, maintaining a loyal customer base, attracting new consumers and increasing their level of loyalty. Through the customer-focused approach, the company can effectively adapt to changes in the market, improve its services and ensure high quality of work. Adaptability, customer interaction and continuous process improvement are an essential part of the success of construction companies in today’s competitive environment. The importance for the competitiveness of companies in the market of architectural and construction services of the ability of a modern manager to work effectively with clients’ objections isdemonstrated. The article considers the peculiarities of a modern manager’s communicative competence, which is the basis of his/her professionalism and includes the ability to effectively interact with clients, understand their needs and motives, and findoptimal solutions for the resolution of objections. The article analyses the types of client objections, in particular true, false and conditionally objective, and suggests approaches for dealing with them effectively. A number of effective techniques fordealing with objections are considered, such as active listening, empathy, clarifying questions, turning objections into questions, using evidence and statistics, rephrasing objections in your own words, suggesting alternatives, etc. Examples of typical objections raised by architectural and construction clients (financial, stylistic, time related, technical, legal) are given and approaches to resolving them are suggested. Special attention is given to the creation of a positive communication context in which the client objections are not perceived as an obstacle, but rather as an opportunity to offer additional benefits and alternative solutions. The importance of investment in training and development of managers in effective handling of client objections, development of their communication skills and marketing strategies is emphasised. The result will be an increase in customer satisfaction, an increase in sales and a strengthening of the company’s reputation in the marketplace. In order to deal effectively with client objections, the article formulates a number of practical recommendations for managers of architectural and construction companies. The article considers the dependence of construction production on many factors of the external and internal environment: natural and climatic, engineering and geological, economic, suppliers, sub-suppliers. This leads to the existence of a variety of projected cost and time indicators for a given construction project. This is due to the impossibility of obtaining accurate information on the conditions of project implementation. In the authors’ opinion, the limited availability of raw materials and the threat of their depletion are the reason for the constant rational use of raw materials and the search for new energy sources. The authors argue that in an unstable market environment and with limited resources, introducing resource-saving technologies can have a significant economic impact. Economic benefits, reduction of negative impact on the environment, improvement of the company’s image and status are the main advantages of introducing such technologies. It is necessary to compare the economic benefits of implementing resource-saving technologies with the costs of their installation and operation in order to determine the economic feasibility constant. Economic benefits include increased productivity, reduced costs due to resource savings and improved product quality. Costs are related to the installation of new technology, replacement of equipment, staff training and other factors. Economic feasibility is an economic assessment that helps determine whether introducing resource-saving technologies is economically viable. It can help construction companies make decisions about investing in new technologies in the context of an unstable market environment and limited resources. The article gives examples of the use of cost-effective resource-saving technologies: the reconstruction of Maidan Nezalezhnosti (Independence Square) – the use of inventory shuttering in the complex use of softeners and chemical additives to concrete; the rationale for types of individual housing construction using recycled materials and the introduction of energy-saving technologies; the concept of “smart building”; the use of recycled materials such as bottles, paper, plastic and other materials in the construction of buildings. There is evidence that investment, especially foreign investment, is not only an instrument of development, but also a method of regulation of the economy by means of capital transfers. The peculiarities of the assessment of the effectiveness of investment projects in the field of architecture and construction are under consideration. The relevance and practical significance of the closed-loop economy are demonstrated. The implementation of energy saving technologies in the EU countries, which have been successfully applied in the energy markets of Ukraine, is the subject of analysis. It proves that besides energy efficiency it is important to implement the concept of “smart city”. Certain areas of the study show that the updating and improvement of building codes and architectural practices is an important component of the economic development of Ukraine. The introduction of modern technologies and standards in construction can have a positive impact on the competitiveness of Ukrainian companies. It can help create new jobs and increase construction activity. The development of the construction industry will also contribute to the implementation of infrastructure and housing projects, which will have a positive impact on regional development and the quality of life of the population. It should be noted that the harmonisation of the Ukrainian legislation with the European standards will facilitate the easy integration of the country into the European and global economic space. In particular, by reducing technical barriers and creating synergies between standards, it facilitates trade in Ukrainian products and services. However, since harmonisation requires legislative changes, adaptation to new standards and training of specialists, it is a complex and time-consuming process. The conclusions state that in adopting European standards in construction and architecture, Ukraine is not only adapting to the modern requirements of the time, but is also taking a strategic step that will open wide opportunities for the country in the international arena, bringing economic benefits and improving the quality of life of its citizens. A special role in the industry is played by the activities of the manager and its specificity. The management of domestic architectural and construction enterprises is interested in the presence of qualified economic professionals who could professionally carry out management tasks, including planning and operational management of all aspects of economic and production activities of the organization, marketing research, price and commodity policy, as well as financial activities and financial activities resources. FORMULATION OF THE ARTICLE OBJECTIVES. The purpose of the study is to identify and analyse the theoretical and practical features of the activity of a manager in the architectural and construction industries. RESEARCH HYPOTHESIS: Architecture and construction manager has a combination of theoretical and practical skills that are needed for successful activities. The peculiarities of this role include several areas of activity, including theoretical knowledge, project management, understanding of legal aspects, leadership and communications skills, financial management, technical knowledge and innovative approach. This scientific and applied constant is a benchmark for the selection of managers in domestic architectural and construction enterprises and requires description, concretization and verification in practice. METHODS: analysis of literature – review of scientific publications, journals, books and other sources for collecting and analyzing information about this topic of research; system analysis – study of the object of study as a complex system with interconnected elements; deductive and inductive methods – the use of logical thinking to derive general principles or conclusions from specific facts or data; The interdisciplinary approach is the integration of knowledge, methods and practices in different disciplines to solve a certain problem. The combination of these methods ensures the quality of the study. CONCLUSIONS: The manager in the architectural and construction industry plays a critical role in managing construction projects and enterprise development. This position requires a combination of theoretical knowledge of architectural and construction processes with practical skills in project management. The peculiarities of this role include several areas of activity, including theoretical knowledge, project management, understanding of legal aspects, leadership and communications skills, financial management, technical knowledge and innovative approach. Ukraine has considerable potential in the development of the architectural and construction industry, and managers in this area have an important role in the realization of this potential. Ensuring effective management of construction and development projects will contribute to the sustainable and progressive development of the Ukrainian economy. The article examines the current state of business communication in the business environment, in particular the role it plays in ensuring that organisations function effectively. It emphasises that in any field of activity, especially in the context of sales and customer relationship management, effective communication is a key success factor. The authors analyse in detail the personal selling process in architectural and construction services, highlighting its main stages: communicating and listening to the client, presenting the goods/services and building long-term relationships. Particular attention is paid to the importance of the identification stage of the client needs, which is key to ensuring an individual approach and the fulfilment of his or her expectations. It is noted that a high level of communication skills and the ability to listen carefully are required for effective identification of client needs. Customers may have different requirements, preferences and budgets, and it is only through a thorough study of their needs that an individual approach can be offered to each of them. Not only does this contribute to the successful completion of the transaction, but it also enables us to build long term partnerships with our clients. The use of ‘active listening’, which involves not only listening but also a thorough analysis of the client’s messages, attention to detail and non-verbal cues, is key to identifying the client needs. Active listening helps to build mutual understanding and trust by establishing emotional contact and feeling the client’s feelings and needs. Determining the reality and specificity of client needs is an important aspect of identifying them. In order to do this, the manager must conduct detailed interviews, listen carefully to the customer’s requests and pay attention to non-verbal signals. A better understanding of the client needs and the most appropriate solutions can be achieved through a qualitative synthesis of the information obtained. Successful identification of client needs requires a manager to constantly improve communication skills, including the ability to ask the right questions, create an atmosphere of trust, show empathy and be proactive in finding ways to meet needs. It is only under these conditions that successful sales, long-term relationships and the development of the company can be ensured. The article looks at the architectural and construction industry and provides practical examples of different approaches to identifying client needs. The authors emphasise that the key to successful sales, building long-term relationships and overall effective business performance is a manager’s ability to communicate effectively and to listen and understand the client. The article concludes with recommendations that may be useful to managers of architectural and construction firms to improve the efficiency of the process of identifying client needs. In particular, the article highlights the importance of continuous training, information analysis, proactivity and the provision of quality customer service. The following aspects (factors of influence) were found to be among the economic problems faced by Ukrainian architects, developers and urban planners. Design and construction costs are the first problematic and applied area. The general classification of design and construction costs has been presented. It is noted that a project can be made more affordable and efficient through effective project cost management and finding ways to optimise costs. The economic feasibility of using the latest technologies is the second area of concern and application. The authors argue that the introduction of modern technologies such as BIM (Building Information Modelling), 3D printing in architecture and intelligent systems in buildings often faces economic barriers. However, by increasing process efficiency and reducing time and financial costs, they believe these technologies can be cost effective in the long term. Another problematic, applied area is energy efficiency. It has been noted that energy efficiency in construction requires up-front investment that can significantly reduce future building maintenance costs. Both the long-term savings and the improvement in the quality of operation of the facilities should be taken into account when assessing the profitability of such investments. It has been found that there are a number of ways to optimise the activities of a construction company. One of these ways is to implement an energy saving strategy in the company. This strategy consists of several stages. The first stage, based on the parameters of the company’s energy status, is to formulate a set of objectives. This means calculating and setting targets for reducing the energy consumed and improving energy efficiency. The second stage is the planning and implementation of a series of measures to save energy in the building. These may include the installation of energy saving equipment, the modernisation of heating and air-conditioning systems, the introduction of energy-efficient technologies in the construction process, the integration of energy-saving management systems, etc. The third step is to monitor the energy-saving processes. This includes systematic analysis and evaluation of the results of the implemented measures, monitoring energy consumption, identifying and eliminating potential problems. According to the authors, intensifying the introduction of new energy-saving echnologies is the innovative component of a construction company’s energy-saving activities. It is also important to develop scientifically based means of organising and managing the energy saving process in construction. The fourth problematic and applied area is the development and implementation of cost-effective norms and standards. It should be noted that improving the quality of design and construction, as well as improving economic performance by ptimising the use of resources, can be achieved by updating the regulations and standards governing construction and architectural processes through the integration of new knowledge and technologies. The implementation of strategies aimed at optimising processes, reducing costs, using advanced technologies and increasing the efficiency of interaction with consumers is the reorientation of management tasks for the development of printing companies in order to ensure their competitiveness. The strategic directions for the development of printing companies include: European integration, improvement of product quality in accordance with international standards, use of information technology to optimise production processes, innovation, expansion of production links, environmental friendliness and solving the problem of qualified personnel. The successful implementation of development strategies depends on optimising the appropriate level of information, resources and organisational support for the activities of printing companies. Information support is concerned with determining strategic directions through the analysis of internal and external information. The focus of resource support is on the efficient management of resources for the achievement of production efficiency. Organisational support involves creating an effective structure and motivating staff. Diversifying printing businesses in the current environment requires adopting the latest technologies and using information and communication technologies. This makes it possible to expand the range of products, increase the efficiency of production, optimise management and improve customer relations. The corporatisation of printing companies is important for business development, enabling companies to consolidate, implement large projects and expand markets. The integration of ICT contributes to the optimisation of production processes, the improvement of management efficiency and the creation of competitive advantages for printing companies. The authors suggest that the basis for ensuring the competitiveness of a printing company is the actualisation of the role of information and communication technologies in the printing industry, as well as the following aspects of activity: automation and digital technologies; production of personalised printed products; use of electronic communication systems; application of information technologies that allow creating innovative printed products with complex design. The authors draw attention to the fact that it is important for the management to take into account potential problems when introducing innovations based on optimising the use of a complex of information and communication technologies in a company. Careful planning, analysis and assessment of possible consequences of implementation, openness to change and readiness for continuous improvement are general recommendations for the management of a company. The article examines the current trends and problems that the managers of architectural and construction companies have to face in the process of interaction with their clients. Key issues include ineffective management of client requirements, failure to meet agreements and deadlines, inadequate communication support and inadequate response to changing client needs. It is noted that an important role in solving these problems is played by the ability of managers to organise high quality communication that gives customers a sense of attention, understanding and trust. The theory of non-violent communication, developed by the psychologist Marshall Rosenberg, is described in some detail. It is a universal model for building effective relationships in many areas of life, based on empathy, acceptance of the other person and compassion. The key components of non-violent communication are analysed, such as non-judgmental observation, distinction between feelings and thoughts, understanding of the client’s wishes and the ability to formulate constructive requests.
